Real estate owners and partnerships
Common situations
- Your K-1s are due and the books aren't ready
- A lender or buyer is asking for clean financials
- Partners disagree about total capital contributions
Accounting cleanup and setup
I rebuild the books of real estate partnerships and small businesses that fell behind, and I set up new companies so their books start clean. Every number is tied to a bank statement, closing statement or agreement.
| Owner | Source | Invested |
|---|---|---|
| Partner A | Closing statement, line 212 | 1,250,000.00 |
| Partner B | Bank statement, March, p.4 | 750,000.00 |
| Partner C | Bank statement, March, p.6 | 500,000.00 |
| Total rebuilt | 2,500,000.00 | |
| Total per escrow | 2,500,000.00 | |
| Ties to source | 0.00 | |
Each line points to the document it came from.

I don't prepare or sign returns. Your client stays your client.
I also work with owners who live outside Florida or outside the US.
Open a service to see what I do and what you get.
For companies with no bookkeeping, or books you can't trust.
Usually one to three weeks per entity once I have all the records.
For books that exist but don't match the bank, the lender or last year's return.
For partnerships and LLCs that need to know who put in what, and who took out what.
For new companies that want clean books from the first day.
For owners who want to see their numbers at a glance, not in a spreadsheet.
Available with any service above.
A single entity takes 1 to 3 weeks once source documents are provided.
Send me what you have. Within two business days I confirm the scope and a fixed fee.
I match every transaction to a document and rebuild the balances month by month.
I tie the results to the bank, lender and escrow balances and explain any difference.
You and your CPA get the files and a call to walk through them.
Starting prices so you can plan. After the free review you get one fixed fee, and it doesn't change unless the scope does.
LLC, EIN, accounting file and bank feeds. The $125 Florida filing fee is passed through at cost.
Per entity. Depends on how many accounts there are and how far off they are.
Per year of records. Depends on transaction volume and what records exist.
Per entity, per year. More investors, exchanges or missing records raise it.
Depends on the number of owners and years. Lower when added to a rebuild.
Built from your finished books. Optional monthly refresh from $250 a month.
50% to start, the rest when you receive the files.
Work due in under two weeks carries a 25% rush fee.
Software handles the repetitive matching, so you pay for review and judgment.
I'm Daniela Pierre-Toussaint. I started my career at a Big 4 firm in wealth and asset management, and for about ten years since I've run accounting and finance for real estate owners, investment managers and growing companies. A lot of that work started with records that were incomplete or missing.
I started Lastro to do that work for companies that need it done right the first time. I'm Brazilian, I work in English and Portuguese, and I'm based in Miami.
No. I prepare the books and the support your CPA needs, and your CPA prepares and files the return. If you don't have a CPA yet, I can suggest a few.
That's normal. I start with what you have and, with your permission, request the rest from banks, lenders and escrow agents. Anything I can't support goes on the open items list so nothing is guessed.
See the starting prices in the Pricing section. After the free review you get one fixed fee, before any work starts.
Yes. The work is done remotely, and I work with owners across the US and abroad.
Sim. Atendo em português e em inglês.
No. I don't perform audits, reviews or other attest work. If you need one, the books I rebuild give your audit firm a clean place to start.
